The smart building project manager coordinates the design and implementation of technical solutions aimed at improving energy efficiency and enabling automated building management. They are involved at every stage of the project, from the initial assessment through to handover, drawing on their expertise in BIM, connected systems and the management of multidisciplinary teams.

This professional mainly works in design consultancies, project management firms or large construction and public works groups. They collaborate with architects, quantity surveyors and facility managers to implement smart building projects that comply with current thermal and environmental regulations.

The smart building project manager is involved throughout the entire life cycle of a project, from analysing the client’s requirements through to the real-time optimisation of energy consumption.
Analysing the client’s requirements and the bioclimatic characteristics of the building
Modelling the building using BIM (Building Information Modelling) to manage and communicate
Implement energy-efficient refurbishment techniques for the building envelope and services
Manage the budget, identify sources of funding and produce quotes in collaboration with the relevant trades
Carry out an energy audit using sensor data and operational databases
Deploy building management systems and connected equipment
Using monitoring data to adjust the project in real time
Compile the recipe book and assess the discrepancies between the results achieved and the original targets
Define the project objectives, including a timetable, milestones and a provisional budget
Coordinate stakeholders and monitor progress by batches and phases
Supporting users through the transition and organising training on energy efficiency
Optimising energy consumption by utilising home automation and centralised management data

Qualities and skills required to be a good smart building project manager
The smart building project manager must have a thorough understanding of both the technical fundamentals of the finishing stages and the digital tools used for project management. The ability to view a building as an integrated system – taking into account its energy flows, sensor data and regulatory constraints – lies at the heart of the role. The ECE prepares its students to develop this dual technical and managerial skill set, which is essential for working on sustainable building projects.
From a technical perspective, proficiency in BIM and digital modelling tools is expected, as is knowledge of building management systems (BMS) and connected devices. A thorough understanding of thermal regulations, particularly RE2020, and commercial building regulations is a prerequisite for designing compliant projects. The ability to utilise databases and interpret energy performance indicators rounds off this core set of skills.
Cross-functional skills are just as crucial: communicating with a wide range of stakeholders (architects, local authorities, operators) requires the ability to adapt one’s approach to suit the audience. Team management, risk management and change management are an integral part of day-to-day responsibilities. Proficiency in planning and reporting tools is essential to ensure rigorous project oversight throughout the project.

What are the benefits of working as a smart building project manager?
The smart building sector is regularly recruiting qualified candidates, driven by decarbonisation targets and the roll-out of the RE2020. Permanent positions are available in engineering firms, construction groups and specialist consultancy firms.
Salaries rise with experience and specialisation: starting at €35,000 at the beginning of a career, they can reach €80,000 for a senior role in the Île-de-France region. Additional benefits (company car, bonuses, time off in lieu) are often provided on top of the fixed salary.

Smart Building Project Manager: Salary and Career Progression
At the start of their career, salaries range from €35,000 to €42,000 gross per annum, according to data from APEC and ONISEP for civil engineering graduates. After five to ten years’ experience on smart building projects, remuneration rises to between €45,000 and €60,000 gross per annum, reflecting the increased level of responsibility on projects incorporating BIM, IoT and energy efficiency. At senior level (ten years’ experience or more), the salary can reach between €65,000 and €80,000 gross per annum, particularly for professionals working in the Île-de-France region or within major construction groups. Outside Paris, an experienced professional generally earns between €45,000 and €55,000 in cities actively involved in the energy transition. In addition to these figures, employees often receive a company car, performance-related bonuses and a profit-sharing scheme, depending on the sector.

What qualifications do you need to become a smart building project manager?

L’accès au poste de chef de projet bâtiment intelligent requiert généralement un diplôme de niveau bac+5, en école d’ingénieurs spécialisée dans le bâtiment, l’énergie ou le numérique, ou en master universitaire orienté génie civil ou gestion de projet.
Deux certifications RNCP sont particulièrement pertinentes pour ce parcours : RNCP42168 – Expert en digitalisation et exploitation des bâtiments et RNCP42516 – Chef de projet en rénovation énergétique, toutes deux enregistrées au Répertoire National des Certifications Professionnelles.
